About Course
Pre-Design Phase Commissioning Process
The predesign phase of a new building project is often overlooked, leading to informally developed ideas and construction costs. Multiple-facility owners often do better than others in analyzing and documenting their objectives. However, a comprehensive building commissioning quality assurance program is essential for refinement.
Owners should develop a predesign process that establishes communication, decision-making, and documentation disciplines, involving all design and construction phases. Involving the commissioning authority early in the predesign phase increases the value of the process.
Building commissioning, on the other hand, refers to the process of checking to see that all of the building’s systems have been correctly installed and are operating as designed. A visit to the location is frequently required for commissioning.
Krishnaji Pawar, an experienced commissioning specialist who specializes in developing sustainable design strategies for green building certification systems (LEED, GSAS, etc.), energy and water conservation, commissioning, environmental impact assessment, and environmental management systems, prepared the pre-design phase commissioning process training.

- Which building systems are to be commissioned?
During the pre-design phase of the project, the objectives of the commissioning specialists include reviewing the draft Owners Project Requirments (OPR) or Current Facility Requirments (CFR), assembling the commissioning team, and confirming with the owner the building systems that need to be commissioned as well as the scope of commissioning services.
In addition, the provider of commissioning services might provide an overview of the commissioning plan and commissioning specifications, both of which are likely to undergo revisions and additions during the design phase.
When developing the project proposal and writing the commissioning plan, it is essential for the commissioning provider to consult the equipment list, which may change over the course of the duration of the project.
The predesign phase is the first of four distinct stages that make up the process of commissioning building systems, as stated in the Commissioning Specialist Manual for Beyond Smart Cities. These stages are listed in the order listed above. This is the first step in the process of commissioning a building’s system, and it comes before the phase in which the design is done.
