Design Phase Commissioning Process
The design phase is the second of the building systems commissioning process’s four phases that we have identified so far. This phase immediately follows the pre-design phase and comes before the construction phase. Immediately following this phase is the construction phase. It is important to note that the commissioning process for buildings and systems does not identify individual phases of the commissioning process, let alone name them.
If it wasn’t done earlier, during the project’s initiation phase, comprehensive building systems commissioning needs to get started as soon as possible during the design phase. During the design phase of the project, the owner’s investment in the careful planning and preparation performed by the commissioning specialist can result in time and financial savings during later phases of the project.
The commissioning specialist has until the end of this phase to verify that the commissioning plan is complete and up-to-date and that the requirements for the commissioning process of the building systems are correctly documented in the commissioning specification that has been incorporated into the project manual.
It is absolutely necessary to have a commissioning authority (CxA) in order to guarantee the quality of the building commissioning and the construction documents.
