Building Commissioning & Testing, Adjusting, and Balancing (TAB)

Commissioning is the process of guiding the building owner toward the most efficient system and validating that the installation conforms to the required project specifications, which are prepared based on international codes and the Owner’s specifications.

It is also a methodical procedure that facilitates and ensures the necessary communication, coordination, testing, and verification, and results in the delivery of a building with HVAC systems that function as intended. Effective HVAC commissioning requires collaboration and initiative.

It begins with a design review and is followed by functional performance tests, operator and end-user O&M training sessions, and thorough documentation of the entire HVAC system. The primary objective of commissioning activities is to ensure that the facility handed over will be operated and maintained as intended.

Each type of HVAC system is designed to meet specific performance criteria, such as heating-cooling capacity, a specific airflow rate, and ventilation requirements, among others. The process of Testing, Adjusting, and Balancing consists of three steps to verify that the system complies with the design conditions.

Testing is the collection of activities performed with calibrated testing instruments to measure pressure, fluid (air or water) flow, or temperature in order to validate that the equipment or system performance meets the required system performance.

Adjusting refers to the system’s final configuration, such as setting the valves and volume dampers and marking them with permanent markers, adjusting the fan speeds, adjusting the pump impeller sizes, etc.

Using standard procedures, balancing is the methodical process of fine-tuning system fluid (air or water) flow to achieve the desired system performance.

The training on Building Commissioning & Testing, Adjusting, and Balancing (TAB) was developed by an experienced commissioning expert, Krishnaji Pawar, who specializes in developing sustainable design strategies for Green Building Certification Systems (LEED, GSAS, etc.), Energy and Water Conservation, Commissioning, Environmental Impact Assessment, and Environmental Management Systems.

Although exhaustive verification testing of control systems is an essential component of a building that has been fully commissioned, it is not always carried out in every instance.
